Have you ever wondered how the everyday life of a real estate investor looks? Not the glamorous, staged drama that you can see on TV but the real behind the scenes stuff….

Danny and I spend a lot of time talking about Flipping Junkie and what you guys would like to see. So every week I would like to give you a glimpse into what we are doing when we aren’t podcasting, marketing, etc. We want to open up and share more with you. We will be tracking our rehab progress with lots of pictures, stories, and numbers. You can follow along for tips and ideas to use in your rehabs, and watch as we turn these ugly houses into gems.

I will admit to being way more of a social media junkie than Danny, so to this end I created an Instagram account where I’ve begun to document one of our more recent rehabs, as well as some pics of us at work and play. You can find us under flippingjunkie.

Here is what we’ve been up to with our latest rehab (in the “before” phase):

Just a random strange thing I found written on the garage wall. It should be noted that I did locate said dustpan upstairs.

This is the lovely master bathroom. In all of it’s “oak-y” glory. Nothing says glamour like an 80’s dining room light fixture in your master bathroom. This bathroom is a gut job in this case. It’s a higher priced home so the master suite really needs to sing. I will be replacing the tub, tiling the tub surround and floor in shades of white and gray, and adding new espresso colored vanities, mirrors, and changing out the light fixtures.

This home has a ridiculously huge master bedroom. Staging this room will be a challenge, but I think the potential buyers will love it.

This large open living and dining space should attract a buyer. After we paint, update light fixtures, and get rid of the two tone parquet flooring of course…

I have to tell y’all…that cute little shadowbox on the wall there was actually recessed into the sheetrock. Pretty sure that’s the first time I’ve run up on something like that before. I will be painting the vanity and adding new hardware, as well as installing a new mirror and light fixture.

The kitchen in this house is really amazing. It’s huge!! The plan in here is to paint the cabinets, install new hardware, swap out the dishwasher for stainless to match the stove, replace the vent hood with a stainless model, get rid of the fluorescent nightmare and install can lights, and put in a really nice tile backsplash.

Another great feature of this home is the oversized utility room. There is plenty of shelving and storage space. I will have to raise that hot water heater and get it in a better position and change out the light fixture.

This garage is kind of a story in itself. The seller has been contacted numerous times to remove his car. The garage (and car) is literally filled with junk. A couple of weeks ago he finally rolled it out into the driveway where it’s been the bane of our contractor’s existence ever since.

And here is the front view. As you can see, the house is newer, so not too much is needed outside. I will paint the facia, trim, front door, and garage door (once we have it replaced).

    It’s really amazing what kinds of strange things you can find when doing a flip! I once found a huge stack of Maxim magazines hidden behind a wall.

      Weird. We’ve found all sorts of goodies….mostly just what seems to be people competing for the nastiest toilet in the world award.

    Hi Melissa — We will be closing on a house we plan to flip next week. What colors do you suggest we use for the interior? and exterior?

      For the interior, I have been using Sherwin Williams Realist Beige (SW6078) flat for the walls and Sherwin Williams Extra White (SW7006) Semi-gloss for the trim. As far as the exterior goes…for me it depends on the house. I have a few “go to” color combinations. Lowe’s or Home Depot’s paint section is a great place to find color combos. I use their “exterior” paint color booklets to help me quickly choose color combinations that are pre-selected and work together. One of my favorites right now is Behr’s City of Bridges (BXC-16) on the body, Dominant Gray (BXC-17) on the trim, and Poisonberry (BXC-18) or Extra White on the front door. It’s a very clean and modern color scheme that’s been working pretty well for most houses we are doing. Hope this helps!
