    I’ve been keeping up with your blog and I really appreciate all of the advice! I have a question for you though.. how did you find your first investor and strike a deal with them? Do you have any tips on finding investors? Personally, I am a real estate agent but I look really young, and I am battling that hurdle. Obviously I dress and speak professionally, I just find it difficult to form a trusting bond with an investor.

      Angelina,

      I’m not sure what you are meaning by ‘investor’. If you are talking about someone to lend money for the purchase of the houses, then there are several ways to go about it. The one I recommend for people is to start out with hard money lenders (be sure to talk to as many as possible before choosing which one to use as their rates very wildly). Once you’ve done some deals, you will have a track record that you can take to private lenders to see if they would like to make a great return on their money SAFELY (because you have a track record).

      Of course, this all assumes you are going to be fix and flipping. If you are wholesaling, you won’t need a lender because you won’t have to close on the houses.

        I guess I meant how do you go about finding people to wholesale to? Or rather, how do you start a real relationship with someone to wholesale too?

          The absolute best way to do that is to find deals to sell to investors. When you advertise those deals, you will have investors calling you. You could put out ads that say something like “Looking For CASH Buyers For Houses At 50% of Value” or similar. If you want to start looking for investors to build a buyers list first, just call all the ‘we buy houses’ ads you can find online, in the newspaper, in the yellow pages, all of them. Talk to them and try to keep track of the ones that are buying A LOT and are paying cash.
